Selection Criteria

Welcome to Receptive Property Investments, LLC. Before you apply to lease one of our homes, please take the time to review this screening policy. All persons 18 years of age or older will be required to complete separate rental applications. The term "applicant(s)" under this policy means the person or persons that will be signing the Lease as "residents" or "tenants"; the term "occupant(s)" in this policy means the person or persons that are authorized occupants under the Lease.

Please also note that these are our current rental criteria; nothing contained in these requirements shall constitute a guarantee or representation by Receptive Property Investments, LLC that all residents and occupants currently residing in a Receptive Property Investments, LLC home have met these requirements.

Fully completed application packages are processed in the order they were received. The first applicant to meet the rental criteria will be approved.

Move In Timeframe

Applicants move in date must be within 2 weeks from the date the property is available or within 2 weeks from the date your application was submitted, whichever is later. If you require a move in date outside of 2 weeks from the available date or submission date, it must be approved in writing by management.

Applications

All prospective tenants 18 years old or older (including spouse if married) must provide a signed and completed application. A background check and rent and employment history will be run on each individual adult applicant. A Social Security number is required to apply (for credit verification).

All information in the rental application(s) regarding employment, criminal, credit, and landlord history must be verified before a decision on the application can be made. A decision on an application may be delayed due to delays in the verification process.
